Technique Construction Group was contracted to design a holiday home that maximized the living areas on the second floor, with spaces for multiple ages to relax and unwind. There was a driving factor to gain some sea views, but the design had height limitations. The master bedroom as a mezzanine allowed the owners to access these views over the dunes. The clients aim was a home with relaxation spaces, rather than rooms, which flowed together.

 

The clients also requested that the design took into account as many recycled materials and affordable energy efficient options as possible. The design achieved a 7.5 star rating which the clients were extremely happy with. This was not going to cost an exorbitant amount and would reduce the running costs of the house in the long term and most importantly it was going to be a very healthy and sustainable environment for the generations of their family to come.

 

Fluid lines were adopted to respond to the boundary conditions of the house. The ground floor comprises three bedrooms (2 queen, 1 bunk room), laundry and a family sized bathroom. Stairs lead to the first floor, which is open plan, but essentially four rooms separated by the staircase spine feature wall. The contemporary kitchen features all conveniences, centered around a bench with built in oak chopping board and room for stools at one end for casual dining. This kitchen also has access to the slow combustion fireplace, with a bluestone base area to sit and chat. This lends itself to images of lovely meals prepared whilst friends sit by the fire. From the kitchen, there is a comfortable entertainment area, with sofas to watch the television. A few stairs lead up to an impressive 12 person dining area with spectacular views of the dunes. This split level effective use of the area, again reinforces the separate room idea whilst still being open plan. The other side of the spine wall leads to a living area, with terrific views on one side and on the other side the slow combustion fireplace. A further set of stairs leads you to the master bedroom on a mezzanine level, with a fully appointed en-suite and walk in dressing area, and lovely views of the dunes and ocean beyond.
